The current zoning for the property is "Industrial." However, a proposed amendment to the City's General Plan would rezone the land as "Mixed Use II." The site has the potential for a variety of housing types, including low, medium and high density housing with single family detached homes, duplexes, town homes, condominiums, and apartments. Senior housing with assisted and congregate care facilities are also in the plans, along with some office space with specialty retail.

The proposed plan also includes a comprehensive pedestrian and bikeway trail system with access to regional and community trail.

 

Unocal has owned the 120 acre property at Valencia Avenue and Imperial Highway for over 50 years. For several decades, the Hartley Center was Unocal's research facility, employing over 1000 scientists and researchers. Today, Unocal employs 300 people in various corporate and support capacities.

Unocal's goal for the property's revitalization is to create a place where residents can live, work, and relax within a "small town" setting that is rich in architectural and landscape forms reflective of Brea's heritage.
